Do I need a building permit to replace my roof in St. Louis, Michigan?

  • Administrative Department: City of St. Louis Community Services Department, located at City Hall, 300 N. Mill Street, St. Louis, MI 48880.
  • Building Inspector: Inspection and structural plan reviews are performed by Gratiot County Building Inspector Tony Miller (989-875-5201).

High-Quality Materials Built to Last Through Michigan Winters

Homes in St. Louis face extreme weather shifts. We install materials engineered specifically for this harsh environment.

Durable Architectural Asphalt Shingle Roofing

What wind rating is required for asphalt shingles in Gratiot County, Michigan?

Gratiot County guidelines and Michigan building codes specify that installed shingles should withstand wind loads up to 110 to 130 mph. This is typically achieved by installing premium dimensional architectural shingles fastened with a six-nail pattern. Open agricultural regions around St. Louis, MI, expose residential rooftops to direct, high velocity crosswinds, making wind uplift resistance a priority during installation.

Long-Lasting Standing Seam & Exposed Fastener Metal Roofs

Why should a homeowner choose standing seam metal roofing in St. Louis, MI?

Standing seam metal roofing uses concealed fasteners to eliminate penetrations where leaks can form. Metal is highly durable, lasts 50+ years, and easily sheds heavy snow during winter freeze-thaw cycles. Central Michigan homes and outbuildings experience high winter snow loads, making low maintenance, snow shedding metal systems a cost effective long term option.

Material Comparison Guide

Feature Architectural Asphalt Shingles Standing Seam Metal Roofing
Initial Cost Highly affordable Premium pricing
Average Lifespan 20 to 25 years 50+ years
Wind Resistance Very high (up to 130 mph) Exceptional
Winter Performance Good (requires ice shield) Superior (naturally sheds snow)

The Core Pillars of a High-Performance Roof in Central Michigan

We examine your roof as a complete system. Laying down new shingles is only one piece of the puzzle.

Protecting Roof Decking with Synthetic Underlayment Barriers

We use a synthetic underlayment moisture barrier instead of traditional felt paper. This high strength polymer membrane resists tearing and repels water. It provides a superior second line of defense for your roof decking.

Code-Compliant Ice & Water Shield Protection for Heavy Snow

Michigan building codes require a waterproof ice and water shield. This self adhering material must cover the eaves of your roof. It stops water from penetrating your home during extreme winter freeze-thaw cycles.

Optimizing Attic Airflow: Soffit, Fascia, & Continuous Ridge Vents

Why are ice dams highly common on St. Louis, MI homes and how are they prevented?

Ice dams occur when warm attic air melts snow on the upper roof, causing water to flow down and refreeze at the colder eaves. Prevent this by sealing attic bypasses, adding high R-value ceiling insulation, and installing balanced soffit intake and ridge exhaust vents. Central Michigan winters bring prolonged freezing temperatures and heavy snow. Without proper underlayment and thermal envelope management, ice dams will quickly rot the roof decking and stain interior ceilings.

Energy Plus specializes in both roofing and attic insulation. We make sure your home breathes properly to prevent expensive winter damage.

Hassle-Free Assistance with Storm Damage Insurance Claims

Dealing with a homeowners insurance roof claim requires clear documentation. We guide you through the entire process. Our team conducts a thorough inspection to assess the damage. We provide detailed reports to share with your insurance adjuster. We help you understand your policy limits and clarify the difference between Replacement Cost Value (RCV) and Actual Cash Value (ACV) coverage.

Frequently Asked Questions About St. Louis Roofing

1. Are your roofing crews fully licensed and insured in St. Louis, MI?

Yes. Energy Plus Home Improvements is a licensed residential builder in the State of Michigan and carries full general liability and workers compensation insurance.

2. Do you pull the required building permits through the St. Louis Community Services Department?

Yes. We coordinate directly with the building division at City Hall and Gratiot County Building Inspector Tony Miller to manage all permit applications and inspections.

3. How long does a standard residential roof replacement take in St. Louis?

Most residential roof replacements are completed in one to two days, depending on structural size, roof pitch, and local weather conditions.

4. What is the difference between architectural shingles and traditional 3-tab shingles?

Architectural shingles are dual-layered and thicker, offering a textured appearance and wind resistance up to 110 to 130 mph. Traditional 3-tab shingles are flat, single-layer options with lower wind ratings.

5. Why is attic insulation important when getting a new roof?

Correct attic insulation prevents warm interior air from rising to the roof deck and melting snow prematurely. This heat transfer is the primary cause of winter ice dams.

6. Do you install residential metal roofing in Gratiot County?

Yes. We install high performance standing seam and exposed fastener metal roofing systems. These are highly popular for local homes, barns, and outbuildings.

7. How do you protect my plants and siding from falling debris during tear-off?

We install protective netting around the perimeter of your home to catch old shingles. This directs heavy debris safely into our containment trailers.

8. Does homeowners insurance cover roof replacement for windstorm damage?

Yes. Most standard homeowners policies cover storm related wind damage or hail bruising. We provide comprehensive, photo documented storm inspections to assist with your claim.

9. What is synthetic roof underlayment?

Synthetic underlayment is a high strength, water-resistant polymer membrane. It replaces traditional felt paper and offers superior tear resistance and moisture protection.

10. Can you put a new shingle roof over my existing shingle roof?

While code permissible under specific conditions, we do not recommend roof-overs. They hide underlying wood rot and shorten the lifespan of new shingles by trapping excess heat.

11. What happens if you discover rotted plywood after tearing off old shingles?

We perform a thorough inspection of the exposed decking. If we identify decayed or soft plywood, we replace it with fresh, code compliant OSB or plywood before applying the underlayment.

12. Do you offer financing options for St. Louis, MI homeowners?

Yes, we provide flexible financing options to help make your roofing project manageable within your monthly budget.

Found myself in a situation where my handicap ramp was taken out by a tree during a wind storm 2 days after knee replacement. The crew from Energy Plus Home Improvements went way above and beyond and had it back in operation the day I called. I couldn't not be more appreciative and they definitely conducted themselves in a manner that reflects positively upon themselves, this company and our community as a whole.

I called Energy Plus when we had an unexpected roof leak due to heavy rains and winds. Within 48 hours of my first call, owner Chris had Tim come out to look at the vent boot we suspected was leaking. Tim went above and beyond, walked the entire length of the roof checking every vent, the chimney, elec box and even screws for potential issues. He could have just come out and replaced the boot and called it a day but he performed a thorough inspection of the ENTIRE thing. He provided us many photos and explained everything. We have an attic insulation job scheduled tomorrow with them and I already know to expect good things from Chris and his crew! Thank you for taking time to fit us in quicy before a small issue turned to a disaster!

Oh my goodness, they did such a wonderful job. I had the insulation done in the house and in the garage they installed a ceiling in the garage for the insulation. In such of a timely manner, they stayed in my budget. The porch is almost done, they just started it two days ago. Their guys were very polite and they cleaned up after themselves, which in this day and age is hard to believe. Thank you, Chris and juju.
