Request Your Free Brighton Roofing Estimate

Do you need a permit to replace your roof in Brighton, MI?

Yes, a building permit is required for residential and commercial roof replacements in Brighton, Michigan. While the City of Brighton Building Department issues permits within city limits, properties located in Brighton Charter Township must secure zoning clearance prior to pulling building permits from the Livingston County Building Department.

  • City Jurisdiction: The City of Brighton Building Department is located at 200 N. First Street, Brighton, MI.
  • Township Jurisdiction: The Brighton Charter Township Zoning Department (4363 Buno Road) reviews land use before structural permits are run through Livingston County in Howell, MI.
  • When a Permit is Required: You need a permit for complete shingle tear-offs, overlays, structural decking replacements (plywood or OSB), and changes to structural rafters.
  • Penalties: Working without an active building permit triggers a mandatory $200.00 fine for residential properties in the city.
  • Our Process: Energy Plus Home Improvements coordinates all local zoning approvals, county permit submittals, and final inspections.

Residential Roofing Services Engineered for Brighton Homes

Your roof acts as a complete weather protection system. We evaluate every component to ensure your home remains safe and energy efficient.

Code-Compliant Roof Replacement & Installation

Are double-layer shingle roofs permitted under Livingston County building codes? While the Michigan Residential Code allows up to two layers of asphalt shingles under strict structural load weight limits, standard building practice strongly recommends a complete tear-off. Shingle overlays double the dead weight on structural trusses. They trap heat, shorten shingle lifespan, and prevent a thorough inspection of the underlying roof deck for wood rot.

We perform full structural tear-offs on residential roof replacements. Removing old materials down to the bare wood allows us to inspect the decking. If we find soft or rotting wood panels, we replace them with fresh OSB or plywood. This guarantees your new shingles attach to a solid foundation.

Targeted Roof Repair & Leak Detection

Not every leak requires a brand new roof. We utilize a systematic diagnostic approach to find the exact source of water intrusion. We check plumbing vent boots, chimney saddles, step flashing, and roof valleys. Once we identify the failure point, we provide a targeted roof repair to stop the leak and prevent interior water damage.

Emergency Storm, Wind, and Hail Damage Restoration

The open landscape of Livingston County exposes homes to high wind speeds and severe hail. Signs of storm damage include missing shingles, heavy granule loss in your gutters, and sudden ceiling leaks. We provide rapid emergency tarping to secure your home. Our team documents all damage with clear photos and works directly with your insurance claims adjuster to simplify the restoration process.

Preventative Roof Inspections & Maintenance

Routine maintenance prevents minor wear from turning into major structural rot. We offer comprehensive inspections to check for wind creasing, failing sealant, and proper attic ventilation. Catching small problems early extends the lifespan of your roof and saves you money.

Low-Slope & Commercial Roofing Solutions in Livingston County

Local businesses need reliable protection for their inventory and customers. We install and maintain low-slope and flat roofing systems for commercial storefronts, office buildings, and light industrial complexes in Brighton. Our commercial roofing focuses on durable membranes that resist pooling water and handle extreme temperature swings.

High-Performance Roofing Materials Built for Michigan Weather

We install premium materials specifically designed to handle the local climate.

Highly Durable Architectural Asphalt Shingles

How do Livingston County lakefront humidity levels affect shingles in Brighton, MI? Brighton features numerous inland water bodies like Brighton Lake, Woodland Lake, and Ore Lake. Homes located along these lakefronts experience high relative humidity. This microclimate promotes the growth of black algae (Gloeocapsa magma). This leads to dark streaky stains on shingles and encourages moss growth. Moss traps water and accelerates wood rot.

We resolve this problem by installing algae resistant architectural shingles. These shingles contain copper infused granules that actively prevent biological staining. These heavy duty shingles also carry a high wind resistance rating. We secure them using a certified six-nail pattern to withstand strong winds sweeping off the lakes.

Modern Metal Roofing Systems (Standing Seam & Ribbed Panels)

Metal roofing systems provide long lasting performance and durability for Brighton homes. A metal roof features a smooth surface that allows heavy winter snow to slide off easily. This reduces structural weight on your rafters and prevents the pooling water that causes destructive ice dams. Standing seam metal panels use hidden fasteners. This completely eliminates the risk of exposed screws rusting or leaking over time.

Flat Roof Membranes (TPO & EPDM)

For flat or low slope properties we install TPO and EPDM rubber membranes. These continuous heat welded systems create a watertight seal. They provide excellent UV resistance and expand naturally during rapid Michigan temperature changes without cracking.

Roofing Material Comparison Guide

Feature Architectural Asphalt Shingles Standing Seam Metal Roofing Flat Roof Membranes (TPO/EPDM)
Expected Lifespan 20 to 25 Years 50+ Years 15 to 25 Years
Wind Resistance Very High (up to 130 MPH) Exceptional High (fully adhered systems)
Snow Shedding Moderate (requires ice barrier) Excellent (naturally sheds snow) Low (requires active drainage)
Best Application Standard residential homes Homes, barns, and pole buildings Commercial and low slope structures

Navigating Building Permits & Zoning in Brighton, MI

Complying with local building department regulations protects your safety and your property value. We handle the paperwork so you do not have to worry.

City of Brighton Permits vs. Brighton Charter Township Zoning

The permitting process depends on your exact address. The City of Brighton requires zoning checks from the planning office prior to issuing building permits. Properties in Brighton Township or Genoa Township require a Land Use Permit from their local office before the county processes building permits in Howell.

If you are modifying your roofline or building an addition, Livingston County also requires a driveway permit or waiver letter from the Livingston County Road Commission (LCRC) before a building permit is finalized. We navigate these local jurisdictions for you.

Structural Code Compliance: Rafter Inspections and Decking Replacements

Why does structural roof deck replacement trigger inspections in Brighton, MI? Under the 2015 Michigan Residential Code, replacing structural roof sheathing (OSB or plywood roof decking) beyond minor patches affects structural load calculations and wind uplift thresholds. Municipal building inspectors require framing inspections to ensure rafter safety, solid fastening, and complete code compliance.

If your home has suffered from long term moisture exposure, your rafters and decking may be compromised. We inspect these structural elements closely and coordinate with local building inspectors to verify all replacement wood meets strict weight load requirements.

Michigan Building Code Rules: Ice Barriers and Proper Attic Ventilation

Severe winter weather causes frequent freeze and thaw cycles. Michigan building codes require the installation of a self adhering ice and water barrier along all eaves and roof valleys. This prevents meltwater from backing up under the shingles. We also evaluate your attic baffle vents to ensure proper airflow between your soffit vents and ridge vents. A properly balanced attic ventilation system keeps your roof cold in the winter and stops ice dams before they form.

What Does a New Roof Cost in Brighton, MI?

Homeowners deserve clear and honest pricing. We provide detailed estimates to ensure full transparency.

Estimated Cost Ranges by Roofing Material

A residential roof replacement generally costs between $7,500 and $30,000. Most standard asphalt shingle projects fall into the lower and middle portions of that range. Metal roofing systems represent a larger initial investment but offer a significantly longer lifespan.

Primary Factors That Determine Your Local Roofing Estimate

Several specific details impact the final price of your project.

Total Roof Area and Structural Pitch Complexity

Larger homes require more roofing materials and longer labor hours. A simple low slope ranch home takes less time to complete than a multi story house with steep pitches, dormers, and complex valleys.

Roof Decking (OSB) Inspection and Wood Rot Replacement

The condition of your underlying wood cannot be fully seen until the old shingles are removed. If we uncover rotted OSB or plywood sheets we must replace them. We discuss the cost of wood replacement with you upfront during the estimate process.

Local Safety Setup and Permitting Fees

Working on steep roofs requires specialized OSHA compliant fall protection systems. Your estimate also includes the mandatory building permit fees required by the City of Brighton or Livingston County.

Frequently Asked Questions About Brighton Roofing Services

  1. Do I need a building permit to replace my roof in Brighton, MI? Yes. Both the City of Brighton and Livingston County require building permits for complete residential roof replacements. This ensures your installation complies with state building and wind safety codes.

  1. Who issues building permits in the City of Brighton versus Brighton Township? If your home is located inside the city limits, permits are issued directly by the City of Brighton Building Department. If you reside in the surrounding township, you must secure a Land Use Permit from Brighton Charter Township before obtaining a building permit from the Livingston County Building Department.

  1. What are the penalties for roofing work executed without a permit in Brighton? The City of Brighton strictly enforces permitting laws. Residential work completed without an approved permit is subject to a mandatory $200.00 penalty fine.

  1. How does the local lakefront climate affect my shingles? Properties near Woodland Lake, Brighton Lake, or Genoa Township face high relative humidity. This environment accelerates the growth of black algae (Gloeocapsa magma). We resolve this by utilizing copper-infused shingles that inherently resist algae stains.

  1. When is an LCRC driveway permit required for roofing? If you are modifying your roofline, adding accessory structures, or building a new home, Livingston County requires a driveway permit or waiver letter from the Livingston County Road Commission (LCRC) before a building permit is finalized.

  1. How much does a new roof replacement cost in Brighton, Michigan? A residential roof replacement generally costs between $7,500 and $30,000, depending on the house’s footprint, roof slope, material selection, and any necessary decking repairs. We provide detailed, itemized estimates to ensure full transparency.

  1. Can you install a second layer of shingles over my current roof? While building codes permit a second layer of shingles under specific conditions, we strongly discourage layovers. Layovers trap heat, double the weight load on your rafters, prevent us from repairing structural deck rot, and often void shingle manufacturer warranties.

  1. How do you prevent ice dams from forming on Brighton roofs? Ice dams are prevented by pairing a heavy-duty ice and water barrier along the eaves with a balanced attic ventilation system (ridge and soffit vents) to maintain a consistent roof temperature.

  1. Are your roofers fully licensed and insured? Yes, Energy Plus Home Improvements is a fully licensed residential builder in the State of Michigan and carries comprehensive liability and workers’ compensation insurance.

  1. Do you offer financing for roofing projects? Yes, we provide several flexible financing plans and payment options to help make your home roof replacement more manageable.

Found myself in a situation where my handicap ramp was taken out by a tree during a wind storm 2 days after knee replacement. The crew from Energy Plus Home Improvements went way above and beyond and had it back in operation the day I called. I couldn't not be more appreciative and they definitely conducted themselves in a manner that reflects positively upon themselves, this company and our community as a whole.

I called Energy Plus when we had an unexpected roof leak due to heavy rains and winds. Within 48 hours of my first call, owner Chris had Tim come out to look at the vent boot we suspected was leaking. Tim went above and beyond, walked the entire length of the roof checking every vent, the chimney, elec box and even screws for potential issues. He could have just come out and replaced the boot and called it a day but he performed a thorough inspection of the ENTIRE thing. He provided us many photos and explained everything. We have an attic insulation job scheduled tomorrow with them and I already know to expect good things from Chris and his crew! Thank you for taking time to fit us in quicy before a small issue turned to a disaster!

Oh my goodness, they did such a wonderful job. I had the insulation done in the house and in the garage they installed a ceiling in the garage for the insulation. In such of a timely manner, they stayed in my budget. The porch is almost done, they just started it two days ago. Their guys were very polite and they cleaned up after themselves, which in this day and age is hard to believe. Thank you, Chris and juju.
