Do you need a permit to replace your roof in Beaverton, MI?

Yes, a building permit is required for full residential and commercial roof replacements in Beaverton, Michigan. The Gladwin County Construction Codes Department enforces code standards under the Michigan Residential Code and requires a permit application to be approved before any major roofing or structural decking work begins.

  • Zoning Clearances: Properties inside the Beaverton City limits require a Zoning Permit from Beaverton City Hall (124 W. Brown St) prior to building permit approval.
  • Surrounding Townships: For properties outside city limits, township zoning applies for areas like Beaverton, Billings, or Tobacco Townships depending on the exact property location.
  • Structural Building Permits: Handled through the Gladwin County Construction Codes Department located at the County Annex Building (555 W. Cedar Ave., Gladwin, MI).
  • Permit Exemptions: Minor cosmetic repairs, such as replacing a small patch of damaged shingles, are generally exempt from building permits.
  • Our Service: Energy Plus Home Improvements manages the complete permit application, zoning submittal, and final inspections.

Residential Roofing Services Engineered for Beaverton Homes

We provide complete exterior remodeling solutions to secure your property against the elements.

Code-Compliant Roof Replacement & Installation

A failing roof puts your entire house at risk for interior water damage. We perform a complete shingle tear-off on every residential roof replacement. Our crew removes old materials down to the bare wood. We conduct a detailed structural inspection of the underlying OSB or plywood. We replace any soft, rotting, or water damaged sheets. This creates a solid nailing base for your new roof. After applying synthetic underlayment and aluminum drip edges, we install premium architectural shingles.

How many shingle layers are allowed on a house in Michigan? Under the Michigan Residential Code, a maximum of two layers of asphalt shingles is allowed. However, Energy Plus always advises a complete tear-off. Adding a second layer traps heat. This accelerates shingle decay. It also doubles the weight load on structural trusses and prevents a complete inspection of the underlying roof deck for rot. A full structural tear-off protects your long term financial investment.

Targeted Roof Repair & Leak Detection

A roof leak requires fast action to prevent costly ceiling damage. Our estimators perform a systematic leak tracing process. We follow moisture paths directly to the source. We inspect vulnerable areas like deteriorating plumbing boots, rusted chimney saddles, and cracked valley flashing. We repair small leaks and replace damaged sections to extend the lifespan of your roof.

Emergency Storm, Wind, and Hail Damage Restoration

Severe weather easily compromises older roofing systems. High winds lift shingles and break their adhesive seals. Hail impacts bruise the shingle mat and knock away protective granules. We guide you through the entire storm damage restoration process. Our local crew provides emergency tarping to stop active leaks. We provide clear photo documentation and detailed estimates to help you navigate property insurance claims with your adjuster.

Preventative Roof Inspections & Maintenance

Regular checkups identify minor issues before they turn into major expenses. We conduct thorough attic inspections and exterior roof surveys. We check for missing shingles, failing sealant, and proper attic ventilation balance to keep your roof in optimal condition.

Low-Slope & Commercial Roofing Solutions in Gladwin County

Local businesses need dependable protection overhead. We install low slope and flat roofing systems for commercial properties in Beaverton. Our crews apply durable EPDM rubber and TPO membranes. These systems offer excellent waterproofing and energy efficiency for retail shops, offices, and municipal buildings. We also provide routine commercial roofing maintenance to prevent unexpected disruptions to your daily operations.

High-Performance Roofing Materials Built for Michigan Weather

Your property requires a roofing system built for freezing winters, high humidity, and severe summer storms.

Highly Durable Architectural Asphalt Shingles

How do lakefront moisture levels and climate patterns affect roofs in Beaverton, MI? Beaverton is surrounded by numerous local lakes including Ross Lake, Wixom Lake, and Secord Lake. The elevated humidity creates a breeding ground for black algae known as Gloeocapsa magma and thick moss. When winter arrives, the lake effect moisture turns into heavy snow. We install algae resistant architectural shingles to combat this specific climate. These premium shingles keep your roof looking clean while providing high wind resistance ratings for open waterfront properties.

Modern Metal Roofing Systems (Standing Seam & Ribbed Panels)

The local area features various lakeside cottages, A-frames, and rustic residential designs. These homes require specialized roofing solutions. We install durable standing seam and ribbed metal roof panels. Metal roofing sheds heavy snow easily. The smooth surface prevents massive snow loads from accumulating on your rafters. Metal panels also offer extreme wind resistance and a lifespan that can exceed 50 years.

Flat Roof Membranes (TPO & EPDM)

Flat roofs require specialized materials to prevent standing water leaks. EPDM rubber offers a highly durable, cost effective solution that resists UV damage. TPO membranes feature heat welded seams for superior waterproofing and a reflective surface that helps lower commercial cooling costs.

Material Comparison Guide

Roofing Material Expected Lifespan Snow Shedding Ability Wind Resistance Best Application
Architectural Shingles 25 to 30 Years Moderate High (up to 130 mph) Residential Homes
Metal Roof Panels 50+ Years Superior Exceptional Homes & Barns
TPO / EPDM Flat Roofs 15 to 20 Years Low High Commercial Buildings

Navigating Building Permits & Zoning in Beaverton, MI

Dealing with local regulations is confusing. We handle the entire process to ensure full local building department compliance.

Beaverton City Zoning Permits vs. Gladwin County Building Permits

Because Beaverton utilizes a two step permit process, project paperwork requires extra attention. Properties within the city limits require a zoning permit from Beaverton City Hall. This is followed by building permit safety compliance processed through the Gladwin County Construction Codes Department on West Cedar Avenue.

If your property sits in a surrounding township like Tobacco or Billings, zoning clearance must go through that specific township official first. We manage this highly precise local paperwork for you.

Permit Authority Reference Table

Property Location Zoning Authority Structural Building Permit Authority
City of Beaverton Beaverton City Hall Zoning Gladwin County Construction Codes
Beaverton Township Beaverton Township Zoning Gladwin County Construction Codes
Tobacco Township Tobacco Township Zoning Gladwin County Construction Codes
Billings Township Billings Township Zoning Gladwin County Construction Codes

Structural Code Compliance: Rafter Inspections and Decking Replacements

We inspect your rafters and structural decking during every tear-off. If we find soft wood or mold, we replace the damaged sections. This ensures your home meets structural code compliance and can safely handle heavy Gladwin County snow loads.

Michigan Building Code Rules: Ice Barriers and Proper Attic Ventilation

A new roof must breathe properly. Proper attic ventilation balances intake air from soffit vents with exhaust air leaving the ridge vents. This continuous airflow keeps the attic cold in the winter and prevents snow from melting prematurely.

What is the best roofing material to prevent ice dams in Gladwin County? To stop ice dams you need a heavy duty ice barrier. Per the Michigan Residential Code, a self adhering polymer modified bitumen sheet must be installed starting from the lowest eave edge and extending to a point at least 24 inches inside the warm exterior wall line of the home. This ice and water shield is a vital local building code requirement. It protects properties against structural rot caused by winter ice dams. Metal roofs also help because they naturally shed snow before it can freeze at the eaves.

What Does a New Roof Cost in Beaverton, MI?

Understanding roofing costs helps you plan your home improvement budget.

Estimated Cost Ranges by Roofing Material

In Beaverton, MI, a residential roof replacement generally costs between $7,500 and $30,000. The final price varies widely based on the materials you select. Standard architectural asphalt shingles offer a budget friendly option with long lasting performance. Metal roofing requires a larger upfront investment but provides exceptional durability over the decades.

Primary Factors That Determine Your Local Roofing Estimate

Several variables affect the final price of your project.

  • Total Square Footage: Larger homes require more materials and longer labor hours.
  • Roof Pitch and Complexity: Steep roofs, dormers, and multiple roof valleys require specialized safety scaffolding and intricate step flashing work.
  • Decking Replacement: Discovering rotten OSB decking or sagging rafters after the tear off requires structural timber replacement.
  • Permit Fees: Dual zoning and building permit fee structures apply depending on your specific location.

Frequently Asked Questions About Beaverton Roofing Services

1. Do you need a permit to replace a roof in Beaverton, MI?

Yes. Complete roof replacements and structural modifications require a zoning permit from Beaverton City Hall or your local township zoning office. This is followed by a structural building permit from the Gladwin County Construction Codes Department.

2. How much does a new roof replacement cost in Beaverton, Michigan?

A residential roof replacement generally costs between $7,500 and $30,000. The total depends on the house footprint, roof slope, material selection, and any necessary decking repairs. We provide detailed itemized estimates to ensure full transparency.

3. What is the best roofing material to prevent ice dams in Gladwin County?

Metal roofing is highly effective for heavy snow loads. Its smooth surface allows heavy snow to slide off easily. This reduces structural weight and prevents the pooling water that leads to ice dams.

4. How many shingle layers are allowed on a house in Michigan?

The Michigan Residential Code permits a maximum of two layers of asphalt shingles. We strongly discourage layovers. Layovers trap heat, double the weight load on your rafters, prevent us from repairing structural deck rot, and often void shingle manufacturer warranties.

5. Does homeowners insurance cover storm or wind damage roof repair in Beaverton?

In most cases yes. If your roof sustains sudden damage from high winds, fallen trees, or hail, your homeowners insurance policy should cover the cost of repair or replacement minus your deductible.

6. How do I know if my roof has wind or storm damage?

Signs of storm damage include broken or missing shingles, heavy granule loss in your gutters, and water leaks in your ceiling following heavy winds or hail. We provide free storm damage inspections and complete photo evidence for your insurance company.

7. How do you prevent ice dams from forming on Beaverton roofs?

Ice dams are prevented by pairing a heavy duty ice and water barrier along the eaves with a balanced attic ventilation system using ridge and soffit vents. This maintains a consistent roof temperature.

8. What is the average lifespan of a new asphalt roof in Beaverton, MI?

A professionally installed architectural shingle roof under standard Mid-Michigan weather conditions typically lasts 25 to 30 years with proper attic ventilation.

9. Are your roofers fully licensed and insured?

Yes. Energy Plus Home Improvements is a fully licensed residential builder in the State of Michigan and carries comprehensive liability and workers’ compensation insurance.

10. Do you offer financing for roofing projects?

Yes. We provide several flexible financing plans and payment options to help make your home roof replacement more manageable.

Found myself in a situation where my handicap ramp was taken out by a tree during a wind storm 2 days after knee replacement. The crew from Energy Plus Home Improvements went way above and beyond and had it back in operation the day I called. I couldn't not be more appreciative and they definitely conducted themselves in a manner that reflects positively upon themselves, this company and our community as a whole.

I called Energy Plus when we had an unexpected roof leak due to heavy rains and winds. Within 48 hours of my first call, owner Chris had Tim come out to look at the vent boot we suspected was leaking. Tim went above and beyond, walked the entire length of the roof checking every vent, the chimney, elec box and even screws for potential issues. He could have just come out and replaced the boot and called it a day but he performed a thorough inspection of the ENTIRE thing. He provided us many photos and explained everything. We have an attic insulation job scheduled tomorrow with them and I already know to expect good things from Chris and his crew! Thank you for taking time to fit us in quicy before a small issue turned to a disaster!

Oh my goodness, they did such a wonderful job. I had the insulation done in the house and in the garage they installed a ceiling in the garage for the insulation. In such of a timely manner, they stayed in my budget. The porch is almost done, they just started it two days ago. Their guys were very polite and they cleaned up after themselves, which in this day and age is hard to believe. Thank you, Chris and juju.
